Details: | This seminar will examine all relevant tax aspects of real estate transactions. Real estate ownership is probably the most conservative and predictable way to build significant wealth over time. Owning real estate involves complicated tax considerations that arise in a variety of contexts. This course will explore real estate depreciation and recapture including section 1231 gain, section 1245 recapture, and unrecaptured 1250 gain. The course will look at changing the character of real estate utilization from a personal residence into rental property, from rental property to a personal residence, and converting an apartment building into condos tax efficiently. Also a look at four of the most valuable tax tools: 1) how to structure installment sales 2) how to structure like-kind exchanges, 3) how to exclude gain under section 121 of property, and 4) how to hit a “home run” using Opportunity Zones.
